The property is strategically located within one mile of the Newtown Interchange of Interstate 95, the major North-South highway through the eastern corridor and approximately ten (10) minutes from the Pennsylvania Turnpike (Exit 28, Route 1 Interchange).
The property consists of two structures, one (1) single-story building and one (1) two-story building totaling 120,000 square feet, situated on 14+/- acres of land. These buildings were redeveloped from industrial to office use and were then 100% leased by First Evergreen. A six acre parcel was carved off of this site for which First Evergreen recently gained approvals to construct a 32,000 square foot medical arts office building.
 
The Newtown Medical Arts Building, Newtown, PA
First Evergreen Properties, LLC is developing a 32,000 square foot, state of the art medical office building in Newtown Township, Bucks County, PA. The building will be constructed on the southwest corner of the intersection of Newtown-Yardley Road and the Newtown Bypass. This location is at the entrance to Newtown Township and will have high visibility along the Newtown Bypass. The development is fully approved and construction is planned to commence in 2010. The building will contain two stories each 16,000 feet, plus a basement to house all the mechanical and provide climate controlled file storage for the tenants. Surface parking will be provided at a ratio of six spaces per 1,000 square feet which will accommodate 213 cars.

1005 Virginia Drive, Fort Washington, PA
1005 Virginia Drive primarily a one-story structure with a small two-story annex totaling 88,000 square feet. It is one of the most visible buildings along the Pennsylvania Turnpike, situated at the Fort Washington Interchange (Exit 326) of the Turnpike and Route 309 in Upper Dublin Township, Montgomery County, PA. A slip ramp is located one half mile from the property providing an alternate entrance to and from the Turnpike West roadway. Fort Washington is undergoing a transformation and the Interchange where the building is located will be redesigned, positively impacting the traffic and the characteristics of the area.
The building was completely renovated in 1998. This includes but is not limited to the roof, windows, plumbing, HVAC and electrical systems. The building interior was renovated in 2006 for a new long-term lease. Currently the building is 100% leased by Kulicke & Soffa under a 12 year lease.

Island Shoppes is a 31,826 square foot shopping plaza, built in 1985 and located on Hutchinson Island in Martin County, Florida. The Property is strategically located on Route A1A (the only north/south thoroughfare on Hutchinson Island), at the intersection of the mid-island causeway, and directly across from the largest public beach on the island.
Island Shoppes is one of four shopping centers on the south end of the island. It is the second largest retail plaza on the island and is anchored by a CVS drug store and Seacoast National Bank. Presently, these respectively are the only drug store and bank on the island. The Property has twelve in-line stores and is 94% leased. Many of the rents are presently below market.
Since acquiring the shopping center in 2005, First Evergreen expanded and renovated the CVS store as part of a new long term lease, extended the bank lease and leased up a majority of the in line units. A large scale renovation took place during this period of ownership which played a large role in creating a more desirable presentation to prospective tenants and patrons.
275 Phillips Boulevard, Ewing, NJ
275 Phillips Boulevard is a single story office building containing approximately 70,040 square feet, located in Princeton, Ewing Township, Mercer County, New Jersey. On March 31, 2009 First Evergreen purchased the Colgate-Palmolive facility located in Clarksville, Indiana as part of its Advisory Services on behalf of one of its clients. This office and industrial complex consists of over 971,600 square feet and is situated on over 52 acres directly across the Ohio River from Louisville, Kentucky.
First Evergreen is current maintaing the facility and overseeing its transition to market for redevelopment as a mixed use development.
